Service Benefits
At Title Warehouses of America®, we provide exceptional title and closing services designed to make your real estate transactions seamless. Our expert team offers:
Residential Transactions We Handle
If You Are Buying
We order the title search, issue your title commitment, coordinate with your lender and give you final figures before closing day. You wire your closing funds using instructions you confirm by phone, sign, and receive your keys once the transaction funds.
After you move in, apply for the Florida homestead exemption with your county property appraiser. The deadline is March 1 of the year after you buy, and the exemption lowers the taxable value of your primary home.
If You Are Selling
We request your mortgage payoff and any HOA or condo estoppel certificate, prepare your deed and settlement statement and pay off your loans at closing. Florida deeds must be signed in front of two witnesses and a notary, and we make sure that happens whether you sign at our office, online or by mail.
In most of Central Florida the seller customarily pays documentary stamp tax on the deed, at $0.70 per $100 of the sale price, and the buyer’s owner’s title policy. Our quote calculator shows your estimated net proceeds.
