Do you close outside Orlando?

Yes. We close throughout Orange, Seminole and Osceola counties and in every other Florida county.

Do you handle closings in Windermere and Winter Garden?

Yes. Windermere, Winter Garden, Ocoee and Dr. Phillips are close to our Metrowest office, and many clients there sign with us in person. We also handle HOA estoppel letters and lakefront surveys common in these areas.

Do you close vacation rental homes in Kissimmee?

Yes. We close vacation rental purchases and sales in Kissimmee and across Osceola County, including for out-of-state and international buyers and sellers who sign by remote online notarization or mail-away closing.

Do I have to come to Orlando to close?

No. You can sign with a mobile notary, online through remote online notarization or by mail-away closing with a notary near you.

Do closing costs change by county?

Title insurance rates and documentary stamp taxes are the same statewide except for Miami-Dade County’s deed stamp rates. What changes most is custom, such as who pays for the owner’s title policy.

Can you close if I live out of state?

Yes. Out-of-state buyers and sellers usually close by remote online notarization or mail-away closing.

Orlando and Orange County

Our office is in Metrowest, minutes from downtown Orlando, Dr. Phillips and Windermere. We close purchases, sales and refinances throughout Orlando, including College Park, Lake Nona and Metrowest, and across Orange County in Winter Park, Windermere, Winter Garden, Ocoee, Apopka, Maitland and Belle Isle.

In Orange County, deeds and mortgages are recorded with the Orange County Comptroller, and homestead exemptions are filed with the Orange County Property Appraiser.

Windermere, Winter Garden, Ocoee and Dr. Phillips

These West Orange communities are the closest to our Metrowest office, so many buyers and sellers here sign in person with us. Many neighborhoods have homeowners associations, and some newer ones sit inside community development districts, so we request estoppel letters and confirm assessments early in the transaction.

Lakefront homes on the Butler Chain of Lakes and other lakes often need a current survey to show boundaries, docks and easements before closing. We review the survey against the title commitment so there are no surprises at the closing table.

Seminole County

We serve buyers and sellers in Lake Mary, Sanford, Oviedo, Altamonte Springs, Winter Springs and Longwood. Documents are recorded with the Seminole County Clerk of the Circuit Court and Comptroller, and homestead exemptions are filed with the Seminole County Property Appraiser.

Osceola County

We close in Kissimmee, St. Cloud, Celebration and the rest of Osceola County. Documents are recorded with the Osceola County Clerk of the Circuit Court.

Many newer Central Florida communities sit inside community development districts, whose assessments are billed with property taxes. We confirm these and any HOA balances are current before closing.

Kissimmee and the areas near the theme parks have many vacation rental homes. Their buyers and sellers often live out of state or abroad and may buy through an LLC, so we close by remote online notarization or mail-away closing, review entity documents early and handle FIRPTA withholding when a seller is a foreign person.
