Is Remote Online Closing Legal in Florida?

Yes. Florida authorized remote online notarization in 2019, effective January 1, 2020, under Part II of Chapter 117 of the Florida Statutes. The notary must be registered with the Florida Department of State as an online notary, and every session is recorded on audio and video and kept for at least 10 years.

Florida law also allows the two witnesses required for a deed to attend by audio-video technology, so sellers can complete a deed signing online.

How a Remote Online Closing Works

  1. Schedule your session

We confirm your lender accepts remote online notarization and book a time that suits every signer.

  2. Verify your identity

You upload your government ID for credential analysis and answer identity questions generated from public records.

  3. Join the video session

You meet the online notary by secure video, review each document and ask questions before signing.

  4. Sign electronically

You sign each document on screen while the notary and any required witnesses watch.

  5. Record and close

We record the documents electronically with the county and disburse funds once the transaction is complete.
