Your title company searches the property's history, clears problems, holds your money in escrow, runs the closing and records the documents. Choosing well matters, and in Florida the comparison is simpler than most people think.

Start With What Does Not Change

Florida promulgates title insurance premiums, so the premium for an owner's or lender's policy is the same at every title company. Documentary stamp taxes and recording fees are set by law too. What differs is each company's own fees and the service you get.

8 Questions to Ask

1. What is your closing fee, and what else will you charge?

Ask for a written estimate with every line, including the closing fee, title search, municipal lien search and any courier, e-recording or document fees. A low closing fee with many add-ons can cost more than a flat fee.

2. Are you licensed in Florida?

Title agencies and agents are licensed by the Florida Department of Financial Services, and you can check a license on the department's website.

3. Who is your underwriter?

The underwriter is the insurer that stands behind your policy. Ask which underwriter the company uses and how long it has been in business.

Open permits, code violations and unpaid utility charges may not appear in a title search. A company that orders a municipal lien search on every purchase protects you from inheriting them.

5. How will you protect my wire?

Ask how the company sends wire instructions and whether it will ever change them by email. The right answer is no, and you should always confirm instructions by phone.

6. What closing options do you offer?

Look for in-person closings, mobile notaries, remote online notarization and mail-away closings, especially if any buyer or seller lives out of town.

7. How do you handle HOA, condo and estate issues?

Estoppel certificates, association approvals, probate and homestead rules are common causes of delay. Ask how the company tracks them.

8. How quickly do you respond?

Agents and buyers need answers fast. Ask who your contact will be and how to reach them.
